Terms & Conditions

These terms apply to all bookings made with Moriah Luxury Homes, whether through our website, by email, by phone, or on WhatsApp. By paying a deposit you confirm that you have read and accepted them.

1. Bookings and payment

A reservation is confirmed once we receive a 30% deposit of the total stay cost.
The remaining balance is due 30 days before arrival. For bookings made within 30 days of arrival, the full amount is due at booking.
We accept bank transfer (KES and USD), M-Pesa, and major credit cards.
All residences have a minimum stay of 2 nights.
No security deposit is charged on any Moriah residence.
Quoted nightly rates exclude the cleaning fee and service fee shown in the booking summary before you reserve.

2. Cancellation policy

7 or more days before check-in — full refund of all amounts paid (minus any transfer fees).
Fewer than 7 days before check-in — the payment is non-refundable, though we will always try to move your dates where availability allows.

We do not charge security deposits, so there is nothing to hold back or wait for after checkout. We recommend travel insurance for added protection. This is the single cancellation policy for all Moriah residences; if any other page states otherwise, this page prevails.

3. Check-in and check-out

Check-in is from 12:00 noon and check-out is by 10:00 AM East Africa Time. Early check-in or late check-out may be possible on request, subject to availability.

4. House rules

Only the number of guests confirmed in your booking may stay overnight; each residence has a stated maximum capacity.
No smoking inside the residences.
No parties or events in the residences.
Guests are responsible for damage caused during their stay beyond normal wear and tear.
Please be considerate of neighbours, particularly between 10:00 PM and 7:00 AM.

5. Our responsibilities

We keep every listing accurate and each residence clean, safe, and as described. If a residence becomes unavailable due to circumstances beyond our control, we will offer a comparable alternative or a full refund of amounts paid.

6. Liability

To the extent permitted by Kenyan law, Moriah Luxury Homes is not liable for loss or damage to guests' personal belongings, or for events outside our reasonable control (including weather, utility interruptions, or force majeure). Nothing in these terms limits liability that cannot be limited by law.

7. Governing law

These terms are governed by the laws of Kenya, and any dispute is subject to the jurisdiction of the Kenyan courts.
